Strategy

We seek to create value for our investors by targeting acquisition properties that:

  • Can be acquired at values below their potential, because they are under-managed or otherwise under-utilized, and our property analysis indicates, with high confidence, that rigorous management will substantially increase the property yield (income from the property) and therefore the property value.
  • Are small-to-medium sized properties, typically under $15 million and less scaleable, and therefore overlooked by institutional investors, and consequently available at higher yields. 

We rigorously manage all properties we acquire. To do so we own a property management company that takes control of, and directly manages, these properties in a manner consistent with realizing their full potential.

Our aim is to rapidly reposition and upgrade these properties to quickly deliver and exceed our preferred rate of return. Once accomplished, the properties are sold in a manner that maximizes sale proceeds for our investors. This could involve an individual sale of that property or its sale in aggregate with other similar properties to institutional investors.  A property could also be sold and / or exchanged (1031 Exchange) whereby investor base capitial is returned and ownership position is re-expressed in a new property.
