Overview

We are experts in creating and extracting value in an under-served sub-sector of the real estate market:

  • Multi-family apartment buildings that are
    • Medium sized
    • Under-performing 
  • Location:  The Northeast, with a primary focus on Connecticut, New York, New Jersey and Pennsylvania

We do this by:

  • Focusing on medium sized properties
    • Below the radar of institutional investors, therefore less competitive
  • Active Property Management
    • Accurately managing tenancy, cash flow and capital expenditures
    • Provide full time professional management at low costs both on-sight or within the market to service the properties 
  • Being aggregators
    • Acquire medium sized properties at higher yields
    • Dispose of them in aggregate to institutional investors at lower yield
  • Deep local knowledge.

Within this framework, we perform broad geographic market analysis and then use that data to drill down to smaller sub-markets. Our experience is that by identifying locations with good market fundamentals and targeting under-valued properties in hammock zones, we are able to achieve above-average returns for investors (see Process and Due Diligence) regardless of fluctuations in equity markets, interest rates, or real estate cycles.
